POSITION PURPOSE

The primary purpose of this position is to provide maintenance repairs and rehabilitation work of residential rental properties throughout Montgomery County.

 

ESSENTIAL JOB DUTIES

  • Perform property maintenance and janitorial work in a manner, which ensures economic value, quality work and timely completion.
  • Assist in the supervision and evaluating the performance of property maintenance service and supply vendors in a manner which ensures economic value, quality work and timely completion.
  • Respond in a timely manner to emergency maintenance problems that may require attention outside of normal working hours.
  • Assist in implementing a Preventative Maintenance Schedule that prevents unnecessary equipment wear, increases equipment efficiency, and identifies required maintenance before it reaches a crisis stage.
  • Alert the Maintenance Director to the anticipated need for any major maintenance or rehabilitation work.
  • Complete Property Maintenance Work Order forms in an accurate and timely manner.
  • Complete required paperwork to track acquisition, inventory, and disposal of fixed assets in an accurate and timely manner.
  • Complete Move-Out Inspection forms in an accurate and timely manner.
  • Spray insecticides and fumigants to prevent insect and rodent infestation
  • Develop and maintain an effective working rapport with tenants, vendors and represent the interests of MVHO in an appropriate and professional manner.
  • Perform all job duties in such a manner to assure compliance with MVHO operating policies and procedures.
  • Provide information regarding MVHO property maintenance operations and activities to the MVHO Maintenance Director as needed.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. High school diploma or general education degree (GED); or six months – one year related experience and/or training in property maintenance and janitorial services; or equivalent combination of education and experience. Ability to provide own tools. Willingness to work flexible schedule. Ability to work in team environment with limited supervision. Experience working with persons who have mental health, physical and substance disorders, preferred.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

COMPUTER SKILLS

To perform this job successfully, an individual should have the ability to utilize software to prepare, track and close work orders, log into and out of computer systems for payroll purposes, receive and send emails.
